The Rent billed per m² report shows, for one park, what you invoiced your tenants and what that comes to per square metre of leased area. It reads the outgoing invoices you issued. It is not tenant turnover or sales: for those, see the turnover screens.

Who can see the report

The report appears only when the property-management features are switched on for your organisation. It is open to property managers, and to anyone with the contracts manager or contracts viewer role.

Where to find it

  • In the main menu, under Operations › Reporting › Rent per m². This opens the report for the park you looked at last, or the first park by name.
  • From a park's own page, with the Rent billed per m² button.

The report is always about one park. Switch parks with the park selector at the start of the filter row.

Choosing what the report shows

Every control that changes the figures sits in one filter row:

  • Charge type - Rent, Service charge, Utilities or All. The report opens on Rent. Guarantees, works and other one-off charges belong to none of the types and never enter the per-m² figure.
  • Measure - Per m², or Amount for the billed total.
  • Period - see below.
  • Tenants in the comparison - the tenants drawn as lines on the trend chart. The report starts with the four highest rates; add or remove tenants and your choice stays as you change the other filters.

Choosing the period

Pick one of three periods:

  • This year - the default. Use the arrows to step to an earlier or later year.
  • Last 12 months.
  • Custom range - choose a start and an end date. A custom range covers at most 36 months, counted as whole calendar months including the first and the last. The limit is shown next to the date fields, and the calendars do not let you pick an end date more than 36 months after the start, or a start date more than 36 months before the end.

Switch between Month and Year to read the figures month by month or summed per year. This changes only how the columns are grouped, not the months covered.

The report never shows months that have not happened yet: This year stops at the current month, and a year that has not started says there is nothing billed to show yet.

When the report holds back

Instead of figures, the report shows a message in these cases:

Choose both a start and an end date, with the end on or after the start. The custom range is missing a date, or ends before it starts. Complete or correct it.
This report covers at most 36 months. Choose a shorter range. The range is longer than 36 months, for example from a saved link. Choose a shorter range.
This period has not started yet, so there is nothing billed to show. Pick a period that has already begun.

If you open a link whose period cannot be read, the report shows its default period and the address bar is updated to the period actually on screen.

Reading the report

  • Key figures - the average per m² for the whole park, the total billed in the period, and the highest and lowest rate.
  • Over time - one line per tenant in the comparison, as a chart or a table. A gap in a line names its reason: not invoiced, no rent start date, no area, an invoice not linked to the lease, or charge types not mapped.
  • Tenant comparison - every tenant in the period, sorted by rate, against the park average. The park average is weighted by invoiced area and months.

Reconciliation with the manager's sheet

You can import the park's tenant sheet, a .csv or .xlsx file with the columns tenant, month, charge type, amount and area, and compare it against what was billed. Each row is marked as agreeing, differing in amount, differing in area with the same amount, not invoiced, or not in the sheet. Differences only narrows the list to the rows that disagree.

The sheet is for reference only. Importing it changes no invoice and no figure in the report. Importing a new sheet replaces the previous one for every month the two share, and this cannot be undone.

  • Check which leases fall below the park average before a rent review.
  • Reconcile what was invoiced against the property manager's own spreadsheet.
