Tenant

General

A business or person that rents space, such as an office, a shop unit or a warehouse, under a lease. For a property owner or manager, each tenant is a source of rent and of recharged costs.

Why it matters

Rent, service charges and utilities are billed per tenant, and in retail the rent can depend on what the tenant sells. Tracking each tenant separately is what makes those charges, and the return on each unit, visible.

Worked example

A shopping centre records each retail tenant's monthly sales. The rent of a tenant on a turnover lease depends on those figures, and its sales per square metre can be compared with the rest of the centre.

In Flowtly

In Flowtly a tenant is typically one project on the asset it rents, which lets a shared cost be split between tenants by attribute. The Tenant turnover grid records each tenant's monthly sales for comparison across the centre.
